Why Memphis
Why brands choose a 3PL warehouse in Memphis
Memphis is one of the best-connected distribution hubs in the US, where air, rail, river and road all meet. These are the main reasons brands choose a Memphis 3PL.
The FedEx World Hub
Memphis International Airport, home of the FedEx World Hub, handled nearly 3 million metric tons of cargo in 2025, the fourth most in North America, so late cut-offs and next-day air are easy.
Five Class I railroads
BNSF, CN, CSX, Norfolk Southern and Union Pacific all serve Memphis, bringing containers in by rail from the West, Gulf and East Coast ports.
Central reach
The Greater Memphis Chamber says 40% of the US population is within a day’s drive, and most of the country within two days.
River and interstates
The Port of Memphis is one of the largest inland ports on the Mississippi River, and I-40 and I-55 meet here, with I-22 and I-269 adding links south and east.
A tight, low-cost market
Industrial vacancy was just 5.4% in Q3 2026, and average asking rents were about $4.90 per square foot a year, far below the coastal markets.
Where in Memphis
Key logistics areas around Memphis: pros and cons
Memphis 3PL warehouses are spread around the I-240 loop and out to the I-269 beltway, on both sides of the Tennessee–Mississippi state line, and where yours sits makes a real difference to cost, delivery speed and which state’s taxes apply. These are the main areas we look at for clients.
Southeast Memphis has the most space and sits near the airport. DeSoto County in Mississippi is popular for big modern buildings, while Southwest and Northwest Memphis are tight and among the cheapest places to lease.
| Area | Best for | Pros | Watch-outs |
|---|---|---|---|
| 1Southeast Memphis (Tennessee) Southeast Memphis, the airport area, Lamar Avenue | Air freight and national distribution | The largest submarket, close to the airport and the FedEx World Hub, with rents around $4.71 per sq ft a year. | Vacancy of about 8.0%, so quality varies, and traffic around the airport. |
| 2DeSoto County (Mississippi) Olive Branch, Southaven, Horn Lake | Big-box eCommerce distribution | Large modern warehouses just south of the state line, on I-55, I-22 and I-269, with vacancy of about 4.1%. | Mississippi tax rules apply, and rents are a little higher (about $5.21 per sq ft a year). |
| 3Southwest Memphis (Tennessee) Airways, Presidents Island, the river side | Rail and river-linked storage | Close to the Port of Memphis and rail yards, with very low vacancy (about 2.7%) and rents around $3.93 per sq ft a year. | Very little available space and mostly older buildings. |
| 4Northwest Memphis (Tennessee) North Memphis, Frayser, I-40 | Cost-conscious storage | The lowest rents of the four (about $3.75 per sq ft a year), on I-40 towards Little Rock and Nashville. | Tight vacancy (about 3.6%) and further from the airport. |
Rents are average direct asking rents per square foot per year (NNN) and vacancy by submarket for Q3 2026 from CBRE, which puts metro-wide vacancy at 5.4% and the average asking rent at $4.90. Rents are what landlords charge, not 3PL prices, but they feed into what 3PLs charge for storage.
Where your customers are
Carrier zones from Memphis: why customer location matters
Where your customers are matters as much as where your warehouse is. Before recommending Memphis, we look at your order history to see which zones your orders would ship to.
| Customer location | Typical ground zone from Memphis |
|---|---|
| Memphis metro | Zone 2 |
| Nashville, Little Rock, Jackson (MS) | Zone 3 |
| Atlanta, St Louis, Dallas, Chicago | Zone 4 |
| Washington DC and Miami | Zone 5 |
| New York and Denver | Zone 6 |
| Los Angeles | Zone 7 |
| Seattle and Portland | Zone 8 |
Why it matters
Parcel carriers charge by zone (distance from the warehouse) and billable weight, the greater of actual and dimensional weight. From Memphis, the South and Midwest sit in Zones 2 to 4, New York is Zone 6 and only the Pacific Northwest reaches Zone 8, so Memphis works well as a single national warehouse.
For brands with lots of West Coast customers, pairing Memphis with a warehouse in Los Angeles can bring almost every order into Zone 5 or lower, and Memphis’s late FedEx cut-offs help next-day air orders too.
Zones are approximate. Carriers set them by origin and destination ZIP code, and bands vary slightly by carrier.
Sample costs
What does a 3PL cost in Memphis? Typical rates
Here’s what 3PLs typically charge across the US, from an industry survey of more than 600 warehouses, with notes on how Memphis compares. Use it to sense-check quotes, not to predict your own.
| Charge | US average | Typical range | Memphis and what drives it |
|---|---|---|---|
| Receiving | About $10.50 per pallet | $5–$15 per pallet; container unloads often $250–$600 | Floor-loaded containers arriving by rail take longer to unload, so cost more than pallets |
| Storage | About $20 per pallet per month | $10–$30 per pallet per month | Memphis rents are far below the coastal markets, so storage is often below the US average |
| Pick and pack (first item) | About $3.25 per order | Roughly $2–$5 per order | High-volume brands can negotiate well below this |
| Each additional item | Varies by 3PL | $0.30–$1.00 | Depends on how many items your typical order has |
| Monthly minimum | About $520 per month | $0–$2,500 per month | Matters most for smaller or seasonal brands |
| Setup fee | About $425 (not all 3PLs charge one) | $250–$1,000+ | Often negotiable |
| Shipping | Charged separately | Varies widely | Weight, size and carrier zone; usually the biggest cost |
US averages for receiving, storage, pick and pack and setup are from the Warehousing and Fulfillment 2025 Costs and Pricing Survey, as summarised in Red Stag Fulfillment’s 3PL pricing guide. The monthly minimum and typical ranges are compiled from published 2026 pricing guides. The Memphis notes are directional, based on local warehouse rents. We gather competing quotes so you can compare them line by line. See the hidden costs of using a 3PL or estimate yours with our 3PL cost calculator.
Before you choose
What to consider when using a 3PL in Memphis
Memphis straddles Tennessee and Mississippi, so where your 3PL sits decides which state’s tax rules apply. These are the points we make sure clients have considered.
Two states, two sales tax systems
Tennessee’s state sales tax is 7%, and Memphis adds 2.75% for 9.75%, with a $100,000 remote-seller threshold. Mississippi’s rate is also 7%, with no local tax in DeSoto County and a $250,000 threshold. Holding stock in a warehouse generally creates a physical presence in that state, so you’ll normally need to register there regardless of the thresholds.

Duties and de minimis
The duty-free de minimis allowance for low-value imports has been suspended since August 2025, so shipping stock in bulk to a Memphis 3PL, with an importer of record and a customs broker, is usually the most cost-effective way to supply US customers.

Rail and drayage charges
Most imports reach Memphis by rail from the West Coast, Gulf or East Coast ports, so your landed cost includes rail and inland drayage on top of ocean freight, plus detention if containers aren’t returned on time. Ask your forwarder for the full door-to-door cost.
Labor costs
Neither Tennessee nor Mississippi has a state minimum wage, so the federal $7.25 an hour applies, and warehouse labor is generally cheaper than on the coasts, though demand for workers around the FedEx hub is strong.

Product and import rules
Some products need extra checks at import, such as FDA rules for food, cosmetics and supplements, and CPSC certificates for children’s products. Make sure your 3PL and customs broker know exactly what you’re shipping.
Earthquake and flood risk
Memphis sits near the New Madrid Seismic Zone, which the USGS says remains a concern for severe ground shaking, and the Mississippi River crested at nearly 48 feet in 2011. Ask your 3PL about building standards, flood risk and their contingency plans.

Memphis 3PL warehouses: frequently asked questions
Memphis
There is no cost to use warenous to find the best 3PL warehouse for your business in Memphis.
Rates are very business- and volume-dependent. As a guide, US 3PLs average about $20 per pallet per month for storage, about $10.50 per pallet to receive stock and about $3.25 per order to pick and pack, plus shipping. Memphis warehouse rents average about $4.90 per square foot a year, far below the coasts, so storage is often below the US average. Treat these as a guide, not a quote.
Yes. We’ve personally visited at least one warehouse belonging to over 90% of the 3PL businesses in our network, and we’ve met the management team at every one. Our recommendations are based on what we’ve seen on the warehouse floor, not just a sales pitch.
Memphis is one of the most central and best-connected places in the US to ship from, with the FedEx World Hub, five Class I railroads and most of the country within Zone 6. It suits brands that want one warehouse for the whole country, or fast next-day air.
It depends on your products, sales and tax position. A warehouse on either side generally means registering for that state’s sales tax. DeSoto County has many large modern buildings, while the Tennessee side has the airport, the river and most of the rail yards. We’ll factor both into your shortlist.
The best 3PL for you depends on your products, order volumes and where your customers are, not on size alone. We check every partner for four things: a good management team, a strong warehouse management system, a track record of reliability and the right certifications for your products. Then we shortlist the Memphis 3PL warehouses that fit and help you compare their quotes line by line.
Memphis has Foreign-Trade Zone No. 77, which covers Shelby County, where import duties can be deferred or reduced. If that matters to your business, tell us and we’ll factor it into your shortlist.
Usually, yes, in the state where the warehouse is. Holding inventory generally creates a physical presence, so you’ll normally need to register in Tennessee (9.75% combined in Memphis) or Mississippi (7% in DeSoto County). Speak to a tax adviser before moving stock.
The main ones are sales tax registration in whichever state holds your stock, the different remote-seller thresholds ($100,000 in Tennessee and $250,000 in Mississippi), and the federal $7.25 minimum wage in both states.
We’ll run a bespoke search across Memphis and the wider Mid-South to find a 3PL that does, at no cost to you.
Memphis warehouse capabilities

No…all of the 3PLs we work with can integrate with the major ecommerce carts (i.e. Shopify, Woocommerce) as well as the major ERP and inventory systems such as Netsuite and CIN7.
If you use a bespoke checkout or ERP then it is usually possible to integrate via a third party tool or API.
This depends on what works for your business. The majority of 3PLs can accept EDI orders however they also all have a way of uploading .csv files containing orders.
Yes….the 3PLs we work with all provide a tracking number to both you and the customer.
